Single Storey Extension Considerations

Single storey rear extensions are permitted to the width of the house, usually they are permitted 4m beyond the rear wall for detached dwellings and 3m for semi-detached and terraced dwelling house. This however wont benefit, if they are located within a conservation area, or having any planning constraint.

The cost of a single storey house extension depends to a great extend on the size of the extension, the other major factor is the quality of the finish you go for. To guide you through the figures, let us divide the extensions into small, medium and large, smaller ones usually costs about £16,000, medium about £35,000 and large ones over £80,000. 

As given above, the single biggest factor that will affect the cost of your extension is the size of it. Larger the extension, bigger the cost is. If you want larger extension, you can still save the costs, if the area inside the extension is not complex, for instance if there is no separation or internal walls, this will reduce the cost per square metre slightly.

Advantage of extension is this will increase the space for your living as well the value of your home will be enhanced. On average generally its considered that a good single storey extension will the house value by £40,000.
